Buy-to-let mortgages in Guernsey.
A buy-to-let mortgage funds a property you intend to rent out rather than live in, and it is assessed differently from a residential mortgage — the rental income the property will generate does most of the heavy lifting, alongside your own position. Guernsey adds a constraint that catches out landlords arriving from the UK: the Local Market and Open Market split governs who you are legally allowed to let to, and therefore what rent the property can realistically command. Getting that wrong turns a workable yield into an empty property, so it is the first thing we establish.
- Lenders assessed on rental coverage as well as your personal income
- Local Market and Open Market rental property both placed, with the tenant pool understood upfront
- First-time landlords and existing portfolios both considered
- Available to individuals and to companies holding property
- Purchase and remortgage of existing rental property both handled
- Access to Guernsey-based lenders alongside the wider Channel Islands panel
- Soft credit check at enquiry stage

What Guernsey landlords must show
- The property is in the Bailiwick of Guernsey and is intended to be let
- You understand which market it sits in and who may lawfully occupy it
- Expected rental income covers the mortgage payment by the lender's required margin
- Deposit requirements are higher than for a residential mortgage and vary by lender
- Provable income of your own, separate from the expected rent, for most lenders
- Available to individuals, and to companies where the property is held corporately
- First-time landlords considered, though the panel is smaller than for experienced ones

Financing a Guernsey rental
Establish which market the property is in
Local or Open Market determines who may lawfully occupy it, which sets the realistic rent. Everything downstream depends on this answer.
Work out the rental coverage
Lenders want the expected rent to cover the mortgage payment by a margin. We check the numbers work before an application goes anywhere.
Match to a buy-to-let panel
A different set of lenders from residential mortgages, with different deposit expectations and different views on landlord experience.
Offer, valuation and completion
Valuation instructed, offer issued, and your advocate handles the conveyance through the Royal Court.
Guernsey landlord questions
No. Local Market occupation is restricted to people with residential qualifications or a qualifying housing licence, and that applies to tenants as much as to owners. It is the single most important thing to confirm before you buy, because it determines your tenant pool and therefore your rent. Check the position with your advocate.
Different rather than better. Open Market property can be occupied by anyone, which widens the tenant pool, but the properties sit at higher values so the yield maths is not automatically more attractive. Run the numbers on the specific property rather than on the category.
More than for a residential mortgage, and the exact requirement varies by lender and by property type. We will tell you what the current panel expects for your specific case rather than quoting a figure that may have moved.
Yes, and some landlords do. It changes the lender panel and it has tax consequences that are outside what we can advise on — speak to a Guernsey accountant or tax adviser before deciding on the structure.
Yes, either to get a better rate or to release capital towards the next purchase. The assessment is the same as a purchase: rental coverage first, then your own position.
Not necessarily for an Open Market property, though non-resident applications are a more specialist case and the panel narrows. Tell us where you are resident at enquiry so we approach the right lenders first time.
No. We are an introducer that finds lenders. Yield, tax treatment and whether the investment makes sense are questions for a Guernsey accountant, tax adviser or regulated financial adviser.
